LifeWay Christian Resources, based in Nashville, Tennessee, is currently seeking a Facility Operations Manager who will be a key member of our Facility Management team. The individual selected for this position will help develop and implement facility management best practices and strategic plans which support our organization’s goals. This position is responsible for personnel selection, training, and supervision of mechanics and facility staff. The Facility Operations Manager will oversee the installation, operation, preventative/repair maintenance of mechanical, electrical, and plumbing systems. This individual will manage housekeeping, waste management, recycling, and will oversee pest control service contracts. The Facility Operations Manager will support safety and security, manage Nashville-based fleet operations, support employee education and training for emergency response to disasters and crisis, and assist with the logistics and set-ups of office relocations and events held at the facilities. This position also has responsibility for budget development, administration, and compliance. WE NEED: Four year degree. Minimum of 7 years experience in facility operations. At least 5 years facility operations experience must be in management. Must have strong customer service skills. Outstanding verbal and written communication skills. PROPERTY MANAGER >

Seeking on-site Property Manager for large Class A property Nashville area. Seeking person with strong financial and operational background in commercial office building management.Must have minimum 5 years recent exp in similar property with CPM/RPA certification preferred. >

A. PURPOSE OF JOB >

Responsible for managing, coordinating, and directing the technical and administrative activities of subordinate staff and contracted professionals in order to maintain continuous mechanical/electrical and general building maintenance operations of REALCO facilities. >

B. JOB DUTIES >

1. Coordinate and direct all daily activities required for providing continuous, reliable mechanical/electrical services. Direct technical personnel and contractors in activities related to establishing, maintaining, and operating of Facilities systems. >

2. Coordinate and direct all daily activities required to support, repair, and maintain the appearance and functional aspects of Facilities. Coordinate and implement unit moves, move planning (MAC), and reorganizations through the Facilities Planner and/or Realty Contractor. >

3. Responsible for all facilities and associated systems including heating, cooling, ventilating, natural gas, plumbing, electrical/electronics, fire protection, and other applicable functions pertaining to building operations. Assure applicable code compliance for all work. >

4. Act as the Realty Operations representative in the design and construction of all new building mechanical/electrical systems including major renovation projects. Provide professional and technical assistance to support the planning, design and installation of new work. Coordinate the efforts of building architectural and engineering requirements with CRE/Realty contracted professionals. >

5. Prioritize and assign specific duties to subordinate employees in accordance with their individual capabilities. >

6. Assist the Departmental Director in the formulation, management, and implementation of policies, budgets, manpower productivity and safety regulations regarding building operations, and quality assurance programs. >

7. Review pricing/proposals and authorize shop procurement of necessary materials, equipment, supplies, and vendor contracts for facilities related maintenance or projects. >

8. Evaluate and implement new or improved procedures, new projects, and utility-saving systems that will better serve building users, and financial resources. >

9. Provide direct engineering support. Establish and adhere to energy conversation priorities when planning equipment retrofits or new installations. Ensure new installations or systems modifications are compatible with existing CRE Programs/Systems. >

10. Review and monitor the operation of Building Management Energy Management Control System (BM/EMCS). Includes systems evaluations, changes, additions, or modifications. >

11. Ensure compliance and adherence to all applicable codes and government regulations that affect hazardous materials that are used, generated, handled, disposed, or controlled by departments under the responsibility of this position. >

12. Prepare reports and perform special projects as required to support CRE/Realty Facilities Operations, provide effective coordination, support, and promotion of interactions with Home Office Facilities. >

13. May assume acting authority responsibilities for Director. Acts as Facilities point-of-contact for all Building Operations issues. >

14. Implement technical and managerial job training for Building Operations personnel. >

15. Coordinate CAT (Catastrophe) deployment activities and support for deployed teams. >

16. Review all work related submittals as-builds, and equipment O&M data for adequacy and compliance. >

17. Direct and supervise all planned shutdowns of building systems for new installations, maintenance or repair. >

18. Conduct daily walk-through inspections of the facilities to assure general appearance and building conditions are being maintained according to established quality standards. >

19. Coordinate and direct all site utility work associated with electric, gas, water, and sewage services. >

20. Regularly review the testing of all emergency and life safety systems, assuring building operations are maintained during a loss of normal utility services. >

21. Provide Quality Assurance feedback and contract compliance review. >

22. Support all required reporting for Facilities and Realty as directed. >
